Changing managers does not have to cost you a single reservation. The handover goes smoothly when you know what to ask for and when.

Read your agreement first

Look for the notice period, how termination works and anything about fees on bookings that are already confirmed. Knowing this before you talk to anyone avoids surprises and lets you pick a handover date that fits.

Find out who owns the listings

Ask whether your Airbnb, VRBO and other listings sit in your own accounts or in your manager's. Reviews usually stay with the listing, so it is worth knowing early how they will carry over or what you will start from.

Collect what you need to hand over

Ask for the calendar of confirmed bookings with guest contact details, any deposits or prepayments held, the owner statement history, vendor and lock information, and the details of your county permit. Having this in one place keeps guests from noticing the change.

Update your permit contacts

If your current manager is named as Operator or Emergency Contact on your county permit, those roles must be updated, and the county expects changes within five business days. Confirm the exact steps with Archuleta County.

Plan around guests who are booked

The smoothest handovers keep each stay with one manager from check-in to checkout, or agree clearly who handles what during the overlap. Timing the switch for a quiet week helps.

What we do

We take over from self-managing owners and from other companies, and we help with the handover so bookings and guests carry on without a gap. The first step is a free evaluation of your home and your current setup.
