The two jobs we do more than any other. Both run on written procedures, seasonal schedules, and photo-documented visits — not on memory.
Landscaping & Grounds — All Four Seasons
Spring cleanup, planting, and mulching. Summer mowing, hedge trimming, irrigation checks, and pest monitoring. Fall cleanup and winter preparation. And when the snow comes — pathways and driveways cleared so every arrival is safe. Monthly documented inspections catch hazards and problems while they're still small, and our approved-vendor list keeps larger projects on consistent, pre-vetted pricing.
Hot Tub Care & Service
Checked and skimmed after every stay. Water chemistry tested and balanced, filters cleaned, jets, heater, and controls verified working. Quarterly full drain, deep-clean, and refill, with cover conditioning and UV protection to extend equipment life — plus proper winterization practices for Pagosa's cold months. A hot tub is often the reason a guest books; ours are kept ready for that.
On a Schedule, Not a Guess
Monthly: HVAC filters, smoke and CO detectors, GFCI outlets. Quarterly: gutters, plumbing leak inspections. Twice yearly: HVAC service, appliance deep-cleans, roof and siding checks. Annually: chimney and fireplace, water-heater flush, pest control. Written schedule, executed and logged.
